Haunted by a substandard drainage system while inside a flood hazard area as distinguished by scientific studies of University of the Philippines, Lancaster New City Cavite is sure to get flooded on extreme rains evident from Typhoon Haikui and Maring that gave 180-235mm of rain last 2012 and 2013.
The drainage system in Lancaster Residences is way below the standards in fact our main drainage pipeline is less than the diameter of a MERALCO meter.
Worse, quality control is sub-par; even leaving some drainage boxes with missing pipes to continue the waste water flow.
Our village is under a moderate to high flood hazard area as plotted by Nababaha.com to which a working drainage system must have been created to ensure water to subside at a faster rate in case of heavy rains. However, how can this be possible when the drainage system itself is substandard and lacks quality control?

Below is one of the open drainage box at Lancaster Residences that we were able to take a peek. It is one of the major road-side drainage system where flood water from the streets are supposed to flow on a heavy rains.
To our surprise, this what we saw. A drainage pipe so small we have placed it beside a small Yakult bottle for reference.

And worse, when looking at its opposite, there is no other pipe for the water to continuously flow therefore this drainage box will overflow and flood the adjacent houses and streets.

All the main road-side drainage system in Lancaster Residences are like this. Either Pro-Friends are retards and unintentionally foresaw the sheer miniscule size of the drainage system or is just a pure manifestation of deceit and greed and intentionally creates a hell out of their communities. A manifestation of their sole interest with the money they get from the homeowners via a developer-controlled homeowners association which is against RA9904.

The Village Administration controlled by employees of the real-estate developer are very much informed of this issue, in fact it has already been escalated to the predecessor of the incumbent administrator. It either fell on deaf ears or resulted to a talk with no walk.
But of course, what changes can we expect when the company behind this gross drainage project is the same entity that is holding the homeowners association. How can the residents protect themselves from a scam such as this when the association that must protect their rights is held by the company that is to blame?

Hi, tanong ko lang po...Nagpalit po ba ng company name ang PROFRIENDS or Nabili ba at iba na ang may-ari nito? May page po kasi sa Facebook na nagbebenta uli ng mga properties. Ang name po ng developer ay Mivivienda Corporation. Nagtaka lang po kasi ako kasi under ng developer na ito ang Lancaster at ang iba pang villages na dinevelop ni Profriends.

ReplyDeleteIt is with a great deal of concern and urgency I’m writing to you!
On Friday 2 security guards plus a senior security officer arrived at my door step claiming our construction permit was “fake” “ illegitimate this is despite us showing them the approved construction drawings stamped and signed. They instructed us to stop all work!
Our serious concern is this is a corrupt, unethical, breach of procedure protocol and outside the assigned duties and professional conduct of either the security company or Lancaster New City Management. I suspect this comes from 1 home owner and member of the “illegitimate non official” MS ?? home owner association member who I have disagreements with. This means 1 of 2 things they are colluding with security or members of Lancaster management and let me state for the record this is the second incident involving security, Lancaster and involving the local Barangay. The last incident was proved that lies and false allegations were made by Lancaster and head of security involving forged documents and false allegations and verified by the Barangay Captain and officers.
I have copied my attorney in on this illegal activity for pending action only dependent on the result of your immediate investigation with a written response including action to be taken against all involved.
Note we have more than 5 material witnesses to the conversation, allegations & discussions with Security, Lancaster via my engineers, all willing to supply written affidavits to my attorneys.
Please take this as serious as I do and respond immediately after your internal investigation.
