Beech Gate was the main gate used by vehicles who reside inside Lancaster Residences since it was developed in the year 2008. Yet, it was closed at mid-2010. For several years, various homeowners groups have petitioned its reopening to its real-estate developer, Pro-Friends via the developer-controlled homeowners association in the form of "Village Administrators" but all ended up in vain.
It is only during this year, 2014 that finally, the village administrator gave in and opened the gate. But why just now? And why is only half the gate of a single-lane was opened, a mere 3-meter of space that is just fit for one sedan to pass through?

First we have to dissect the reason why it was closed in the first place. Then later explain the circumstances of the village administration to finally give in; and why it was only a measly half-single-lane that was opened.

Looking through a satellite photo of Beech Gate way back 2009, we can see that both lanes of Beech road entrance is of equal width and two vehicles can safely pass through it on each of the lanes.

But to accommodate more units for the newly developed Lancaster Village 2 - East and earn more profit from it, the supposed 2-lane road entrance at Beech road has been constricted and made narrow. Thus compromising its safety for drivers and the residents of the unit located at Block 12 Lot 62 LV2-East due to incoming unyielding traffic. So the gate was closed for traffic since May 2010.
Amidst safety issues over the real-estate developer's eventual "planned miscalculation" to sell more units in expense of homeowner's safety, how come, the gate was still opened this October 2014?
All the factions in Lancaster Residences has united and the clamor for homeowners-controlled homeowners association has peaked to its greatest intensity over the years. And there is a need by Pro-Friends to contain this stigma so as to continuously control the homeowners association. Thus it is necessary to maintain divisions among the community so their illegally-operated HOA (referencing RA9904 for the Magna Carta of Homeowners Associations) will remain in power. By gaining control of few of the leaders in the community while setting the gate-opening to look like as the major "breakthrough" of the "alliance". In the expense of safety, it must push through.
Beech gate opening is a good example of deception through compromise.

ReplyDeletedear blogger : i hope you also do an expose about the shuttle service system. they are collecting 8 pesos fare within the KSM area. i wouldn't be surprised if there will be mass protest since padami ng padami ang homeowners within lancaster and yet they cannot provide ample shuttle service for the homeowners. the HO's health and security is compromised since most of the shuttle used are poorly maintained, also reeking of gasoline. homeowners are made to wait 30-45 minutes due to the lack of it and volume of passengers, thus affecting the daily life, and also productivity of employed residents. thanks!
ReplyDeleteWe also have that here in Lancaster Residences. Here they collect Php 5. All of this is an effect of not having a Homeowners Association controlled by residents as mandated on RA9904. The developer can implement any policies they seem fit for the community without any consultation and approval from a representation through a resident's controlled homeowners association. With this, there is a monopoly of resources and policies within our community. And as Pro-friends is a profit-making company, you would never expect them to create policies that will result to making them lose some. Unlike if it is a real homeowners association, it is meant to be non-stock and non-profit thus its foregoings are expected to be for the community.
DeleteSo how do we solve this issue and any issue related thereof? Take control of the homeowners association so as any policy that PCFI would like to implement must be approved first by the homeowners and the dues you pay would surely go directly to community projects as you can force your elected HOA officers to provide audited financial reports. From there, even this shuttle issue can be solved as how the community would want it be solved.
For the meantime, even if you complain to government agencies about the fees they collect for the shuttle, PCFI would only tell the agency that it is a HOA-issue to which this government agency has no jurisdiction over it... even LTFRB. Capture the Homeowners Association first, and all of this will come into play.
dear Lancaster homeowners pls try to visit a house in Lancaster residences Manor PhaseI Blk 3a lot 10 in birch street,that house has 5dogs that keeps on barking the whole day and esp at night. it disturbs the whole neighborhood.Pls help residents for this matter to limit number of dogs in a certain townhouse because it is health risk not no sleep properly at night because of the too much noise of the dogs.I believe that the homeowners association should make a policy regarding this concern because everybody need a peaceful environment esp. during regular days and everybody deserve to rest from tiring work. Pls make also a policy regarding the curfew of videoke users because oftentimes it's annoying up to early morning.thanks.hope that you will make an action regarding this concern.Observe the house please so that you will believe that im telling the truth. the owner of the house is quite close minded and grumpy that's why I decided to aire this concern to you because we desperately need help regarding this.This should stop.

Deletehopefully the Lancaster homeowners association will come into reality. there are lots of things to deal with for the good of the Lancaster community. we don't deserve a dummy homeowners association that doesn't help us in our concerns. we deserve our own homeowners association wherein we can improve a better way of living in Lancaster. we deserve our own rules and bylaws and we need a tough association that can communicate with the developer on how to improve their facilities and services to the community.

hindi lang ang Lancaster community ang may ganitong problema, kami rin sa community ng Summerfield na developed by Shaughnessy development corporation sa area ng Pasig at Rizal ay ganito rin. Hawak ng developer ang mga opisyales, walang transparency, walang financial reports, walang kuwenta ang mga opisyales, magulo at maingay kasi mga opisyales ang pasimuno sa paglabag ng mga bawal in terms of keeping peace and tranquility. Kung hindi natin ibubunyag ito, kahit saan tayo bumili, pareho pa rin ang kahihinatnan natin. sinasamantala ng mga developers ang mga homeowners dahil ang HOA na dapat na magproprotekta ng kapakanan ng homeowners ay kayang kaya nilang paralisahin, with the blessings ng HLURB. kaya dapat, ma-expose ang modus na ito ng mga developers at HLURB. through social media, tipunin natin ang mga homeowners at pag hinog na, gawin natin ang malawakang pagkilos, tawagin ang pansin ng media at matataas na opisyal ng gobyerno. Kung magsasama sama tayong mga Pilipino, kaya nating sugpuin ito. I check nyo rin yung blog ng foreclosuresphilippines for infos and airing our comments. Sa Summerfield at sa Zuri, yung tubig, hawak ng developer, imbes na direct services from water concessionaires. sobrang mahal ang singil ng developers, pinapatay pa ang tubig. Marami pang tax evasion scheme ang ginagawa ng mga developers na ito.
