Manchester 2 and Kensington 3, Lancaster New City Cavite. Is it flood free?

Everyone who has invested on their dream house at ProFriend's flagship project, Lancaster New City Cavite, is as equally happy to see that their houses are now being constructed. Soon they would be able to get a grasp of their house to where they have shed their years of hard work, sacrifices and tears only to be able to have a decent home. The satellite image above is so far the latest we have to date. This satellite image was given by one of our neighbors in Lancaster Residences who incidentally is working with recent satellite images in response to the rescue efforts in the Visayas due to Typhoon Yolanda. The image above was taken by a satellite last November 9, 2013. You would be able to see that development of Manchester 2 and Kensington 3 started and is almost complete. But what could a satellite image tells us? Is your dream house indeed flood-free as proclaimed by its developer and sales agents? What does the yellow mark on the houses tells?

A comparison of the HOA Dues we have at Lancaster Residences - An eye-opener to the community.



As you have already known, the homeowners association in our community, Lancaster Estates Homeowners Association (LEHOA) does not provide a financial statement and so our community will never know where the HOA dues we pay every month goes to. We have already exposed that this homeowners association collects HOA dues for about 27x more expensive than a higher class subdivision. Luckily, someone was able to hand us over a yearly budget of LEHOA. Take note that this is only a budget list and it is not the actual disbursements and payments the association made. Read more so you may have an idea on how this scrupulous "homeowners" association which is handled illegally by the real-estate developer ProFriends, makes a fool on all of us.

Ang kapahamakan ng eleksyon sa ating homeowners association sa kasalukuyang panahon.



Ang article na ito ay naisusulat sa Tagalog dahil na rin sa pakiusap ng mga tao sa aming komunidad na ilathala ito nang sa gayon ay maintindihan ng nakararami.

Bagamat inyo nang nabalitaan na ang LEHOA, isang homeowners association na pinahahawakan at pinamamahalaan ng developer ay illegal sa batas ng Homeowners Association (RA9904, PD957) ay ipinipilit na magkaroon ng election sa Nobyembre 23 at 24 ng kasalukuyang taon. Ito ba ay nakabubuti o nakakasama? We are no expert regarding the scams they make but we can however help our readers by listing up some of our experiences with our village's real-estate developer, Pro-Friends, and how it could have saved us from never-ending headaches if we only knew what was about to befall us before we have signed that cursed Contract-to-sell. Tricycle no longer allowed in Lancaster Residences

Free Shuttle at Lancaster Estates for Homeowners' Convenience? Think Again.

In a bid by Lancaster Estates Homeowners Association (LEHOA) which is being managed by the developer - employees of Property Company of Friends, Inc. (Pro-Friends) without homeowner involvement nor consultation; tricycles are no longer allowed to enter our village starting Friday the 13th of September this year.

What does this mean to the homeowners?
Aside from the expensive tricycle (P50 one-way) even if it is only about 3 kilometers away from their Kalayaan terminal, we still need to pay P5 to the supplied shuttle of Pro-Friends inside the subdivision. That means that from the previous P50 that we pay, we now need to pay P55 to cover only 3 kilometers of road. More expensive than a metered taxi. And if you have heavy things to bring, you still need to get off from the trike and ride anew to the shuttle inside the village.

What does this have for Pro-Friends?

Lancaster Estates flooded again on 2013 Habagat


From the knee-level flooding on most parts of Lancaster Residences last habagat of the dawn of August 7, 2012 due to Typhoon Haikui (see warning here), our village was flooded again last August 19, 2013 due to the habagat caused by Typhoon Maring. This time, the flooding happened at mid-day making it visible to awake residents to which the flood has reached the first floor of some homes. The flooding is above knee-level and even collapsed the wall separating Lancaster Residences to the rice field between Phase 2-4 and Phase 6. According its agents, brokers and even by its developer, Lancaster Estates is flood-free.

How LEHOA was "legalized" to be controlled by the real-estate developer.



This is a follow up article on the comparison of LEHOA By-laws and the laws for the homeowners association stated in PD957 and RA9904 (previous article here).

From the previous article you may have already saw how the by-laws of LEHOA have contradicted with the laws that protect a homeowners association from the real-estate developer. On this article, let us pinpoint why even if the existence of the LEHOA by-laws contradicting RA9904 and PD957, it was still made to be "legal".

On-Going Petition to Stop Southlink Water Works, Inc. in collecting HOA dues for LEHOA.



As of June 2013, South Link Water Works, Incorporated, the water service supplier company of Lancaster Residences Phase 1-7 and other real estate development projects of Property Company of Friends, Inc., has already closed their Metrobank bank account which is the only venue for the home owners of Lancaster Residences to pay for the water service alone.

South Link has been incorporating the LEHOA association dues in their water bill as such their payment centers only allows acceptance of the bill if the water service and the HOA dues is paid. It is important to note that South Link Water Works is a water utility company and doing such move is a violation of applicable trade laws and of housing laws of the Philippines.

They also only send out a provisional receipt for the HOA dues which does not get a follow up with an official receipt which is also a violation for tax laws.

The homeowners needs everyone's support and we need to gather signatures to send them and the government agencies a stern message. Please sign the petition on the link below

Estimated Collections of LEHOA

Because of the absence of a financial statement given by Lancaster Estates Homeowners Association to its paying members we have come up with this probable value that they could possibly collect in a month from the paying members of the association. And the earnings have been compared to other subdivisions with bigger properties to give an objective comparison if this homeowners association is over-charging its members and if there are possible excess that the community could have used if there was any.

Homeowners Dues Illegally being collected by the Developer



The Homeowners Association in Lancaster Residences is handled by the developer, Property Company of Friends, Incorporated (Pro-Friends) and its HOA dues are being collected through its water utility Southlink Waterworks.  Is it legal for the developer to collect HOA dues from its own customers, the homeowners of Lancaster Residences? Let us check out point-by-point if this act is legal.

15 Minutes Away, More Fun in Lancaster

I've been seeing a lot of billboards, posters and buses lately brandishing Lancaster Estates being 15 minutes away from either SM Mall of Asia or Ninoy Aquino International Airport.

I saw these 2 images floating around the internet proving that it is all but a direct attempt of Pro-Friends, Lancaster Estates' developer, for a misleading or probably "false and deceptive" advertising.

The photo below says that without breaking the speed limit demanded by law, you can reach Lancaster Estates from NAIA in the fastest possible  time at around 40 minutes whilst the developer claims that it would only take 15 minutes.

 The photo below says that the fastest possible time you could get to Lancaster Estates from Mall of Asia without breaking the law on its speed limit will take you to about 32 minutes. However the developer claims it would only take you in just 15 minutes.

Without kidding aside, the Department of Trade and Industry might need to check this ad campaign seriously for deceptive advertising while HLURB to check if the promises or claims on this ad does not violate any of its rules and regulations.
