New Westwood Brighton and Glenbrook Projects of Lancaster New City Cavite - is it flood free?

Property Company of Friends, Inc. commonly known as ProFriends has recently promoted Zone 2 of their Lancaster New City Cavite Project namely, Westwood, Brighton, and Glenbrook. All of which are located further south of General Trias, Cavite. As we all know, previously, their marketing slogan always contains flood-free claims even if most of their projects are in a high flood hazard area as seen on a hazard map layer provided by Nababaha.com. Are the new projects still flood free as they once claimed?


Looking at the map above with the exact location of its phases spread from Kawit to Imus and to General Trias, it gives a summarized idea on how flood prone the locations are.

  • RED indicates high-flood hazard while 
  • ORANGE indicates moderate-flood hazard and 
  • YELLOW indicates low-flood hazard. 

In our previous article, we have explained the susceptibility of their project's location for flooding. And due to this real-estate's developer's neglect and substandard drainage system, even if our phase, Lancaster Residences lies mostly on a moderate flood hazard area, we took a large toll of knee-level flooding on various locations. Worse would be the probability of flooding that lies on the red areas which comprise most of the other phases in Lancaster New City Cavite.

Above is a knee-level flooding caused by the habagat of Maring last 2013 when it only poured 190mm of rain over General Trias. In comparison, Mario (2014) only poured 60mm of rain in General Trias while the same typhoon poured 240mm at Rizal and northern Metro Manila. Ondoy gave a massive 620mm rain in Marikina last 2009.


As we have heard about their new Zone 2 project, we have immediately tried to map its location in reference to the flood hazard map provided by Nababaha.com. Take note that Nababaha.com of the University of the Philippines' flood hazard map study is based from topographical data acquired from NASA's Shuttle Radar Topography Mission and the flooding scenario has been rendered on a virtualization software using Ondoy-like flooding. This gives a highly accurate flood hazard map that is being used by disaster risk reduction teams of government agencies and non-government organizations.

We were surprised that almost the total land area where the Brighton and Westwood phases of Lancaster New City Cavite is on a high flood hazard zone, while the Glenbrook has portions with high flooding and moderate flooding probability.

As early as now, buyers must be forewarned of the dangers in case they plan to invest on this project.

Take note that flooding caused by natural components such as an area's topography can not be simply solved even by the best drainage systems alone especially if foliage has been cut down and soil has been poured with concrete while population has been injected to it.

We suggest to purchase a property on a low flood hazard probability or below which still comprise a large area of the country. It is also a misconception that properties on low flood hazard areas are pricier than those in flood hazard areas. We can name a lot of expensive developments that lie in high flood hazard areas and are only masked with marketing lies and PR.

  3. I truly appreciate this blog. I was once interested to buy a property either from Lancaster or Bellefort. Mabuti na lang at nabasa ko ang blog niyo. Ang sakit sa pusong basahin ang mga pagdurusa na dinanas ng ating mga kababayan. Hindi biro kung gaano niyo pinaghirapan ang perang pinambayad niyo sa bahay na sky flakes. :( Sana mabigyan kayong lahat ng hustisya.

    'Yung mga ahente nila sa facebook page nila, consistent sa sagot nila: for your protection achecherva. Sa tingin ko ang dapat talaga nilang protektahan eh yung buhay ng bumili ng mga units nila! Kinikilabutan lang ako sa mga nababasa ko, tuloy pa rin sila sa pambobola. Ang dapat nilang gawin ngayon ay ayusin muna nila ang pagpapagawa ng units nila bago magbenta ng panibago. Dapat po talaga may "foundation" yung mga ginagawang bahay. Yun lang.
