Homeowners Association Under the Hands of the Estates Developer

This page aims to give an understanding to the unit owners of Lancaster Residences of what Lancaster Estates Homeowners Association (LEHOA) is all about. From its creation, to proclamation of its board of directors, its operation, and monthly dues collection.

To be able to have a thorough understanding of LEHOA, this Homeowners Association has been registered to the Housing and Land Use Regulatory Board (HLURB) with registration number 14191 since 2009 and its jurisdiction is over Lancaster Village 1, 2-East, 2-West and Lancaster Residences Phase 1 -7.

The LEHOA bylaws is the guiding rule of the homeowners association which states how many directorial seats the association must have and how they may be able to assume power. It also states how much dues must be collected to the homeowners and how it must be collected. It also has a guiding rule on what to do with delinquent members/homeowners and what policy to impose inside the subdivision.

However, there are legal questions regarding its management and how the bylaws has been drafted, including how they operate within our community at Lancaster Residences.

  1. Full stress talaga abutin mo sa developer na ito just remind and warn everyone na planning to invest or start a new life... not on this developer ... you get a problem for sure.

Hi Mary ngaun ko lang nbasa lahat ng blogs and problem from Lehoa/movein/etc.other concert now.nakapag down payment na ako sa margaret house payable for 2 yrs and already paid 400+k and another payment rhis aug.just wondering if u could help me kng should i pull it or push it!:( pls...help me. At this moment were here in UK at wala akong alam sa property na nakuha.

    1. I am one of the FRUSTRATED and EXTREMELY DISGUSTED with PRO FRIENDS Developer on Adelle unit that we bought in cash. We are a homeowner as October 2018.
      Please be informed that the developer sold house and lot units with NO QUALITY due to:
      1. CRACKS @ ceiling, walls & floors
      2. WATER LEAK on ceiling from upper toilets
      3. DEFFECTIVE Septic tanks
      4. BLOCKED Toilet showers
      5. UNFIT Sink and Toilet bowls
      6. DEFFECTIVE Metal doors (front and back) with dent and rust
      7. DEFECTIVE Toilet doors with crack and broken door knobs
      8. DEFFECTIVE Light switch
      9. NO Lot staking
      10. OPEN manhole
      11. NO PULL OUT of Rubbish and construction debris
      12. NO Street light
      13. The project coordinator Engr. Xavier Galao inspected the complaint unit WITHOUT Pen and Paper to jot down the problems and this so called engineer responded...” ma’m WALA NA PO TAYONG MAGAGAWA SA “qualitiy” ganyan na talaga yan kasi architectural problem yan eh”.
      End of story.

      NO RESPONSE / RESOLUTION from Engineering Department under the Homeowners Administration office upon filling up NUMEROUS written complaints @ Service Form Request and all they will tell you is “we will coordinate with other department....” end of story.

      Make a wise decision before you invest your money with Profriends Developer because once they got your money, then you are on your own! Be warn!! BE VERY VERY WARN!!!!

  6. Sa opinion ko kaya handled pa tayo ni profriends, bumibili pa sya ng mga lupain dito sa Lancaster, syempre nasasakop ng bagong lancaster si unang lancaster. Bale 3 bayan ang sakop nya.kaya matagal pa nya tayo sasakalin sa mga patakaran nya. In 35 years pa bago nya tayo palayain....
