Flying Roof - Lancaster New City Cavite on Typhoon Glenda 2014

Last July 16, 2014, a Category 3 Storm with international name of Rammasun and locally known as Glenda has hit the Philippines with 150km/hr maximum gusts. This typhoon is 1/3 the strength of Yolanda, the fiercest storm ever recorded that hit the Philippines last 2013. Even if Glenda was relatively way weaker than Yolanda, the roof structure of prestigious houses in Lancaster New City in Cavite were blown away. Not just the GI sheet but the whole roof itself. This article dissects the flaws of the quality of houses in Lancaster Estates, the mother-project of the real-estate developer, ProFriends or Property Company of Friends, Inc.

The storm that directly hit the Philippines last July 2014 traversed through Imus, Cavite. The most damaged units in Lancaster New City is not in Imus but is at General Trias, Cavite to where the projects Somerset, Kensington, and Manchester Villages are located.

Our blog has already exposed the flooding in Lancaster New City Cavite last 2012 and 2013 amidst the claim of ProFriends that their property is flood-free. This claim was disproved by the studies of UP-Geophysical Sciences through their website, nababaha.com and real-world evidences have also surfaced from the photos and video of the flooding last 2012 and 2013.

Typhoon Glenda, however is more of a howler than a flooder. And this has exposed anew the quality of houses in Lancaster New City Cavite amidst ProFriends claim that it can withstand an earthquake and fierce winds due to their "state-of-the-art" panel technology that can withstand "4000psi" of force. (a quote from their VP-Marketing on their Imbestigador interview last September 23, 2012 to defend the quality of their houses on the cracks of the walls in their project in Montefaro Village)

Typhoon Glenda packs up to 150km/h of winds, which is just a third of the power of Typhoon Yolanda however a lot of pictures have already surfaced that newly constructed houses in Lancaster New City Cavite was not able to withstand the wind. In fact the whole roof structure was blown away and not just the GI sheets.

Units seen with blown out roof includes houses with models Diana, Haven, Alice, Gabrielle, Sophie, Alexandra. All of these houses exceeds 1.2 million Philippine Pesos.

The following pictures of blown off roof structures of RFO units (some already occupied) were derived from the posts in Lancaster Homeowners Facebook Group and is not owned by this blog.

Why does the roof in Lancaster New City gets blown out by a mid-size typhoon easily? Let us examine this.

According to the Good Building Design and Construction in the Philippines Handbook published by the United Nations, the roof structure must be fastened properly using the tie rods of the columns of the foundation of the whole house.

But the houses in Lancaster New City Cavite are designed not to have any posts nor columns. The design of the house itself is flawed so it is expected that these houses may not be able to withstand a strong typhoon, an earthquake greater than 7.2M, and the area itself is flood prone.

When choosing a house, one must make sure that the following are met:
  1. Buying from a reliable real-estate developer that follows Business Standards
  2. At least follows the United Nations Handbook to Good Building Design and Structure
  3. At least pass the National Building Code of the Philippines.

  2. typhoon nowadays are stronger unlike before. one reason why typhoons are way stronger now, it is bec. of climate change. one thing for sure you have to be more ready and be prepared in such calamity. make sure you have your own emergency grab bag. I myself made an emergency bag using one of my old wenger bag

Meron din akong kinuhang unit dyan sa ks22 last may 15 ako nag pa reserve, july 5 ang first na hulog ko sana kaso ndi ko na tinuloy kc dami kong nabasang mga problema, nag alala ako baka mangyari din skin ung problema nila kaya hanggat maaga umatras na ako kahit sayang ung 10k na reservation ko. Sana lang maayos ng profriends ang mga problema nila kc nakakaawa ung mga taong naloko nila.

    3. Hi, ang alam ko subject for refund lang ito KUNG ang buyer ay nacover ang at least 2 years or less than two 2 years na installment...see Maceda Law (http://philpropertyexpert.com/defaulting-payments-know-your-rights-under-republic-act-6552/)...tumutulong po ito sa mga buyers na aggrabyado

  7. Naku wag ka nang umasa na maibabalik nila un nang hindi ka nahihirapan. Ung akin, completely equity payment ayaw nila ibalik. So nagfile kami ng actual case mula April 2013, hanggang ngayon wala pa rin decision sa kaso.

  9. kapag nagbayad ka na sa kahit saan na developper imposibleng maibalik pa ang pera mo sa century nga naka hulog na ako ng mahigit three hundred thousand pesos may nawawalang resibo na apat di pala pumasok di man lang nila ako sinabihan dumagdag ng tubo at ang masaklap yung agent dito sa france nagsara na so paano ko yun makukuha worth eighty eight thousand pesos gusto nila pabayaran sa akin para raw may ma refund akong fourty four thousand pesos di ba mga TUSO sila basta nasa kanila na ang pera mo d mo na makukuha .. but this lancaster estates meron akong kinuha una single attached but nagbago ang isip ko i just get catherine na lang d ko rin kc magagamit ng malimit .. pero one yr akong di naghulog dito di man lang nila forfeit ang pera ko ns four hundred thousand na ang nabayaran ko ng mag change ako ng unit ..

  10. i agree with you , be sure that everything will be OK in the matter of safeness .. and they must accountable in everything they do.. this is not a low cost house they must give a good quality of works .. all people who can afford their houses are people who had a good salary its really expensive compare to the others developper ..

  18. I got a unit in Lancaster too. With their newer phases kasi ang ganda ng proximity sa maraming lugar. Ganda ng location. Ayos naman. 3 years na hindi pa kami nababaha. Inabutan naming yung Glenda. I saw those houses na naalis bubong pati yung church at Leighton hall sira ang bubong Pati club house and yung petron. Pati yung club house ng Veraneo tuklap din bubong. Grabe yun. Howling talaga yung Glenda. Tpos isang lingo walang kuryente parts ng Cavite.

  19. Hi. Kakareserve Ko lang sa glenbrook for briana house model. I learned some bad stories about pre cast which is the 4 panels of the house. May Naka experience po Ba Sa inyo NG problema SA mGa walls Nyo? Like nag crack or na Mis align Yung wall. I am planning to request for a meeting Sana sa technical nila before I even started my equity payments but I think the best source of information is from the honeowners itself. In short I want to make sure of the integrity and soundness of the structure ng Bahay Dahil syempre this is an investment. Hope somebody can enlighten me. Thanks

    I am planning to buy RFO unit in Sommeset 1. Next tripping ko on Saturday this week - Dec17.

    Ganun ba talaga kapag RFO inspection? Hindi nila ako pinababa.. I think because ayaw nila pakita na may sira na ung unit? I am curious, given n built na ung house for a long time,,, kinakabahan ako na marupok na ung bahay....

    Please help me decide kung kukuha ba ako... :(
    I want house na malapit lang sa sentro-- hindi sa laylayan...

  22. please save yourself and look for a different developer. homeowner here ng lancaster and sadly my husband and I regret buying a house here. Maganda ang model houses but unfortunately yung actual unit is garbage!!! Wavy walls, leaks, uneven floor and stairs, thin precast walls etc.. dreadful customer service pa.

    1. homeowner po ako ng Diana house model, matindi po yung roof leak sakin, bumabaha po sa ground floor. 5 times na nilang "inayos" pero wala parin, then inakyat ko, ang kapal na ng sealant! puro lang sila ganun. eto pa, before ng 1st repair, 5 months akong pabalik-balik every week sa admin para lang maayos nila kasi under warranty pa.
      yung 2nd flr cr, hindi waterproofed.
      yung backdoor ko, hindi naka-screw sa door frame, naka-pako lang using concrete nails.
      several pvc pipes and joints yung basag inside precast.
      hindi pa connected yung sewage system ng bahay sa sewage system ng village.
      natutuklap yung skimcoating sa random part ng bahay basta nabasa.
      puro hangin yung tiles sa CR, puro crack and pinapasok ng tubig.
      at marami pang iba.

      naayos na yung ibang prob pero...
      7 months na po yung reklamo ko na roof leak sa kanila, ngayon pa lang gagawan ng seryosong solution.
      papalitan nila yung buong roof ko.
      and of course, iche-check ko yung pagkakakabit ng framing sa precast. mahirap ng magkaproblema ulit.
      btw, hindi po ako dumaan sa "process" ng Lancaster na iderecho ang reklamo sa admin office. wala pong nangyayari sa ganun, walang kwentang kausap yung mga andun, lalo na yung si 'Ed', puro handouts lang ng papel.
      hindi sila nagbibigay ng info about sa dept na responsible sa repairs, so i hunted them down my own way.
      nalaman ko na sa MS4 Annex Bldg yung office ng mga engineers na responsible sa repairs.
      ilalagay ko below this comment yung personal contact numbers ng ilan sa kanila.

      yung head engr nila, supladong ma-pride po yan, kaya beware. maraming galit na contractors jan lol. binababaan ako ng phone nyan, tapos i-off. and kina-cancel calls pag nalaman na ako yun.
      yung si Bryan, matinong kausap yan. siya yung nag-aasikaso ng roof replacement ko, bukas ang sched.
      si Camille, utusan lang nila, sya yung madalas pumunta for inspection ng problem sa mga bahay. wag kayo mag-focus ng galit sa kanya, utusan lang nila yan.
      dun kayo magalit sa taong paupo-upo lang sa office nila, ang laki ng sweldo, puro paperworks lang ang trabaho.

  31. hi there, patuloy paba ang issue/problem ng lancaster? kasi nakapag reserved na kami ng 40k then almost ready na sa downpayment, now nabasa ko mga comments nyo parang natakot naman akong ipagpatuloy kasi isipin mo almost 10M lahat lahat for the Briana model, kasama na ang interest ng bank, tapos titiran nalang ako bad pa ang experience mo. parang ayaw ko ng ituloy kasi ang mahal tapos ganoon ang pangit ng pondasyon
