Lancaster Estates flooded again on 2013 Habagat


From the knee-level flooding on most parts of Lancaster Residences last habagat of the dawn of August 7, 2012 due to Typhoon Haikui (see warning here), our village was flooded again last August 19, 2013 due to the habagat caused by Typhoon Maring. This time, the flooding happened at mid-day making it visible to awake residents to which the flood has reached the first floor of some homes. The flooding is above knee-level and even collapsed the wall separating Lancaster Residences to the rice field between Phase 2-4 and Phase 6. According its agents, brokers and even by its developer, Lancaster Estates is flood-free.

All of which is an irony because in fact most of the phases where the brit houses of Lancaster New City in Cavite lies inside the flood hazard zone as plotted by Nababaha.com.

The illustration above is the flood hazard map from Nababaha.com of National Institute of Geological Sciences - UP Diliman. The area of Lancaster New City has been encircled while the blue arrow is the general flow of flood water from General Trias to Imus to Noveleta and to Manila Bay.

Theoretically, Lancaster Estates (now Lancaster New City) is not flood-free.

And it has been proven by several instances. First is during the Habagat of August 2012 and recently, the Habagat of August 2013.

The following are the photos and videos of the habagat of 2013 by some of the residents of Lancaster Residences and Kensington (which are all part of Lancaster New City), a project of Profriends, Inc.

Is the flood at Lancaster Residences an act of God? Probably not. Lancaster Residences is only on an orange level flood hazard (moderate flooding) as per Nababaha.com. In fact Lancaster Residences is at Barangay Alapan of Imus, which is a higher ground than the projects at Navarro, General Trias (Somerset, Kensington, Manchester). To which the flow of water must go directly to Navarro being a lower ground and red flood hazard according to Nababaha.com. But how come Lancaster Residences is flooded?

Deceptive Advertising commited by ProFriend's Brokers/Agents

Below are the attempts of the brokers and agents of Lancaster Estates (Lancaster New City Cavite) in hiding the fact that Lancaster Estates is inside the flood hazard of Cavite; and Lancaster Estates being flood-free is erroneous.

Aside from that, the Flood Hazard map used is from NAMRIA which is already outdated to which the level of accuracy is only 1:50,000 of scale.


The Flood Hazard Map below is provided by Nababaha.com using data from NASA's Space Shuttle Radar Topography Mission and using flood inundation virtualization software (Flo3D) to point flood hazard areas in a scale of 1:100.

2. Continuous deception committed by some of its agents and brokers blaming the village-wide knee to above waist level flooding due to a "crack in the water tank" of South Link Waterworks Inc.



The water tank of South Link Waterworks only contains about 10,000 cubic meters of water. The land area of Lancaster Residences is about 270,000 square meters. Almost the whole Lancaster Residences is flooded from knee to waist level during the flooding which means the amount of water to fill it up to that level is about at least 314,415 cubic meters. It means that 32 water tanks must have been "poured" to the subdivision  to have a flood seen on the picture.

The flood stayed for about 4 hours. Assuming the flow of water out of the artificial creek is about 10 cubic meters per second, that means 144,000 cubic meters of water must be continuously poured in 4 hours to maintain the flood level experienced by Lancaster Residences. Summing up a total of at least 50 water tanks of South Link Waterworks must be leaking all at the same time. Unfortunately, there are only 3 water tanks at Lancaster Residences.

Additionally Kensington 1 which is also waist-level flooded as seen on the picture only has 1 water tank. And is about 2.4 kilometers away from Lancaster Residences. It is highly improbable that the flooding is caused by the water tank. Sales agents of Pro-Friends are making a fool out of its customers.






The map above depicts flooded areas of concern near and at Lancaster New City Cavite based on actual reports. This does not however cover areas with flooding without eyewitness accounts. There is no escape in the event of flooding. LNC/LE is flooded so are the areas around it because
the area where it is located is on low ground and a catch basin of upper General Trias.

We are actually seriously thinking of buying a Diana unit and are planning to relocate there from a place in QC that doesn't flood. I don't want to risk everything to a place where we might experience flooding coz I've already experienced that when I was a kid. Never would want our kids to experience the same thing. We have so much to be risking: my husband transferring to San Beda Alabang to teach (instead of San Beda Mendiola), my kids transferring schools, my business as if starting anew. Please please enlighten us more because brokers would always sweet coat a very unpleasant truth. Also, we know nothing about the area. Thanks!

    1. Sweet coating is alright. Lying is a different thing. You may check out http://www.nababaha.com. This may help you distinguish the flooding probability of the area you may plan to buy. The flood hazard maps are highly accurate. Glad we were able to help not only our neighbors but also those who are from outside our community.

    4. DON'T! I am lucky I didn't push through with the acquisition of a Diana unit here. The VERY PROFESSIONAL (oozing with sarcasm here) staff by the name of Rochelle Encela and the agents Bernard Quinones and Tess Buerano have done nothing but make false promises. The P10K reservation fee is theirs! I'd rather lose that amount than have to go through more stress dealing with them and living in this community.

    5. Serious ba yan. Tumigil nga kayo at dito ako nakatira. Walaaang baha. Phase 5 village 11. May kisame ang bahay ng lancaster ano ba. Sobrang abang siguro yan na tumaas ang tubig kaya may pics na ganyan eh pag ganyan tubig sa village 2 sigurado yung manila wala nananaman sa mapa sa sobrang baha na. Try nio nga pumunta dito pag umuuulan sa manila at ambon lang sa amin.

Maniwala kayo o hindi nasa inyo yan pero isa lang maririnig nio sa mga nakatira dito na masaya sila, yan pinaglalabang niyong homeowners kayo aminin nio na nagusto nio lang din mahawakan ang pondo dahil malaki ang binabyaran hoa fees, pagnatanggal ang pf sa pag mananage ng hoa, bubulsa lang yan ng mga gahaman na magtake over. mas okay na ang ang pf may improvement at continuous ang development

  3. May idea po ba kayo kung binaha ung sa somerset village 1? We are about to acquire a property dun. I was going to submit requirements kahapon, while waiting, merong nagrereklamo na binaha sila waist deep. They are from Lancaster Residences. Sabi kasi nila, diligent daw ang pro friends sa bayaran tapos hindi naman daw sumasagot sa mga reklamo. Ending, hindi ko muna tinuloy ung pag submit ng requirements and nag decide kame na mag research ng todo...

    2. so glad that we learned from this stories.. we purchased a house in lot at ARAVISTA VILLAGE,which is under PICAR DEVELOPMENT INC. at sobrang layo ng hitsura ng houses there from the pics that you posted here lancaster. well in the first place youre free to visit inside the subdvision even without an engineer whatsoever. you can just walk-in the aravista village and be tour around by their staff kaya kitang kita mo yung construction ng houses. very transpanrent. at wifi pa ung boung subdvsion ng aravista kaya very worth it ang price.not to mention na si Arch. Palafox ang masterplanner neto kaya i have confidence na we wort be experiencing these kind of disasters.

  5. hello! I would like to comment lang regarding your blog po. I just wanna share my experience. Residente po kasi ako sa nasbi niyong street. specifically, carnation st. First time po na binaha kami pero sa labas lng. hindi nmn po pumasok sa loob ng bahay namin. Iyong sa picture niyo pong carnation st. corner orchid st., no wonder po na binaha kami dhil iyong park po dyan (which is lot lng), inimbakan po kasi ng mga basura ng mga ibang residente na malapit doon. may mga basurero nmn po na laging kinukuha yan, kaso may certain days lng po sila ng cocollect. at that time po na umulan is Sunday (no schedule po sa pangongolekta). Kaya nung Monday binaha. Nabara po iyong drainage dhil jan sa mga basura. I think na major cause po iyon. kasi after na nalinis iyong drainage ng mga nagtatrabaho ata sa Lancaster subdivision, nawala naman iyong baha samin. khit tuloy tuloy pa iyong ulan at nagtagal ng Wednesday. Sana naging lesson sa mga residente banda samin iyon. NA WAG NILA INIIMBAKAN IYON. but so sad, pagdaan ko kanina dun. meron na nmn. haist WALA TALAGANG MGA DISIPLINA.

    pero kung iisipin at maging positive thinker ka, mas ok na tong lugar namin kesa nmn sa mga karating na barangay nmin, pati sa Manila, Makati etc.. saan sulok ata dun binabaha e. pati lindol prone sila.     2. Wala po. Ang pinakamalapit lang na naiisip ko ay ang garbage truck na nangongolekta once or twice a week. Wala kaming maexpect na concrete plan ang Village administration ng Lancaster tungkol dito; actually, wala kaming ineexpect na kahit ano dahil wala naman masyadong improvement sa loob ng Lancaster Residences in the past 5 years na nakatira ako dito. I hope when we (the homeowners) finally get to run the HOA of Lancaster Residences, may maimplement na waste management project na makakaayos sa sitwasyon ng basura dito sa atin. I'm thinking of waste segregation, materials recovery facility, mga ganun siguro.

    4. basta alapan for sure lubog yan, dyan nakatira ang ate ko sa alfonso alapan imus, ang nakakadiri pa mismo na ata sa CR galing ang tubig, (excuse me kumg may kumakain habang nagbabasa nito). Kada ulan ng malakas umasa ka ganyan ang sitwasyon sa alapan, imus. Maige pa ata ang condo ngayon bumaha man sa labas sa loob ng community hindi ka apektado kaya ang gamit mo siguradong secured lahat at hindi madadamage. Ang housing proj kase sabihin mo na sa ngayon hindi pinapasok ang subdivision pero kalaunan din bumilang ka lang ng ilang taon papasukin na rin yan dahil sa tindi na rin ng basura natin at kawalan ng disiplina...

  9. Judging from the maps and pictures here, I have the impression that all subdivision in Lancaster Estates (Manchester, Sommerset, kensington) are all flooded.

    I have double check the real location of LE in google map, I agree with the blogger, real location is between the red zone and the yellow zone of the flood map.

    Kami po ng partner ko ay kasalukuyang naghahanapbuhay sa ibang bansa. Nag aalaga kami ng mga banyagang matatanda na. Pareho naming pinag iipunan ang buwanang pambayad sa bahay na nakuha namin sa lancaster. Yan ang gift namin sa isat isa for next year's wedding namin. Laking gulat namin sa nakita naming baha sa lancaster.

    Hindi biro magtrabaho sa ibayong dagat, malayo sa pamilya, at ibang pamilya ang inaaruga mo na higit pa sa nagawa namin sa aming kaanak. Paliguan mo, pakainin mo, hinuhugasan mo at lahatlahat na.

    Masakit ang nakita naming mga litrato ng baha dahil hindi naman ganito ang pagkakasabi ng nagbenta sa amin. Sabi hindi daw binabaha dyan. Masakit dahil bugbog ka sa trabaho para makabayad sa bahay, yun pala makikita mo ang pinag iipunan mo ay may problema pala sa baha.

    Mabuhay ang HOA ng lancaster!!! At sa mga kinauukulan ng developer, nawa'y magawan ninyo ng agaran at pangmatagalang solusyon ang pagbabaha sa lancaster. DON'T BE FIRE FIGHTING...na kung kelan lang may sunog, dun lang may tagapamatay sunog.

    I'm sure na dugo't pawis ang puhunan ng bawat nakabili ng bahay dyan. We just need our money's worth. Kung baga sa kotse, we bought a brand new car, so we insist you give us a new car...hindi karag karag, hindi second hand, hindi tagpi tagpi, walang butas...

    1. Ang problema, alam naman talaga ng profriends na bahain yan pero ginawa pa rin lugar para kabahayan. may research and development naman yang mga yan kaya siguradong alam nila panloloko nila. Yun nga lang di na pinakikinabangan ni Congressman Alex Advincula ang lupain na yan kaya binenta niya sa Profriends at siya ang kontraktor ng mga mga construction materials at walang kwenta at makating tubig ng Southlink. Sabayan mo pa na makipagkontsabahan si Advincula sa developer gamit ang kumpanya niyang southlink water para mangikil sa association dues ng homeowners kahit alam naman nila iligal na humawak ng homeowners association ang developer. Lalo na ngayon di pwede galawin ang pork barrel niya, siguradong pagiigtingin niyang makakick-back na lang sa lancaster homeowners na wala naman pakinabang sa homeowners.
      May karma din kayo! Yung mga mandarambong pagkaalis sa pwesto nakukulong o nalalagak sa wheelchair. Siguradong dun din ang bagsak niyo dahil sa mga biniktima niyo. Walang kagagughan ang di nabubunyag. May mga araw din kayo kasama ang buong angkan niyo!

  14. Ask ko lang kong yong bandang sommerset 14 eh, binabaha ba kasi naka kuha na kami ng hosue doon at nag start na kaming mag monthly downpayment which is 17/monthly, ano po ba ang dapat naming gawin kung itutuloy pa ba namin although after 18 months pa naman bago kami maka move in...

    1. Pag binasa niyo po mabuti yung mga nakasulat dito, halos lahat ng mga nasa Navarro na project ng Lancaster ay flood prone. Pag tiningnan niyo rin po ang flood map, red hazard area ang phase na tinatanong niyo po.

  16. once ba na nakapagbayad ka na ng DP ay pwede ka pang mag backout? nakapagbayad na kasi kami ng 17 mos DP pero nung mabalitaan ko na binabaha pala ang lancaster ay nagdalawang isip na ako.kung itutuloy ko pa yung pagbayad sa kinuha kong unit ay mas lalaki ang perwisyo na mararanasan everytime na uulan ng malakas, kung may kaltas sila ok lang basta may mabawi lang akong pera...

Yes, once you backed out, there is no refund unless may kakilala ka sa loob (Profriends). we're lucky enough na may kakilala na may position and we we're able to get the refund (but not full amount, of course!) Somerset III kami and we're done paying the downpayment but since di pa siya maipasok sa bank dahil they have to complete certain percentage of completion bago maka-loan sa bank and January na di pa kami nakakalipat, we've decided to backed out.

      At first, we wrote a letter sa Profriends and they responded na "no refund", pwede kami mag-transfer ng unit but we have to wait for another 15 months kasi for construction pa daw. Ayaw talaga nila mag-refund , and luckily may kakilala kami kaya she was able to do something about it and naka-refund naman, from the 280+k na binayad namin, 167k lang ang nakuha namin due to processing fee and naibigay na daw nila commission ng agent... so that's it.

At yong agenst cnabi sa amin non refundable daw.     9. so glad that we learned from this stories.. we purchased a house in lot at ARAVISTA VILLAGE,which is under PICAR DEVELOPMENT INC. at sobrang layo ng hitsura ng construction ng houses there from the pics that you posted in lancaster. well in the first place buhos kasi ang sa ara. and youre free to visit inside the subdvision even without an engineer whatsoever. you can just walk-in the aravista village and be tour around by their staff kaya kitang kita mo yung construction ng houses. very transpanrent. at wifi pa ung boung subdvsion ng aravista kaya very worth it ang price.not to mention na si Arch. Palafox ang masterplanner neto kaya i have confidence na we wort be experiencing these kind of disasters.

Bandang right side kung
    galing ng manila. kasi mapapansin naman na mas mababa ang bandang kanan at mataas ang naman ang bandang kaliwa kung saan naka base ang lancaster at na develop na an area ng lancaster at na observed ko kailangan kayo mismo ang pumunta sa area ng lancaste at kayo mismo ang maka observe kung possible bang bahain ang area,hindi lahat ng mga naka post sa internet ay dapat paniwalaan
    dapat tayo mismo ang mag observe sa place kaya dapat kayong bumalik sa area at mag pasama sa Agent.

    2. hindi naman po nakukuha lang sa "tingin" kung bahain ang lugar. nakukuha po yan sa pag-aaral ng dalubhasa o kaya pag na-experience mo na. kaso pag na-experience mo na, medyo masyado na pong huli at ang kalaban mo na ay refund na parusa din sa pagkuha kesyo "no refund daw" pero sa batas pwede naman.

Pero kung ako sa mga ahente, bago ako mag-benta, sisiguraduhin ko munang maganda at ligtas ang binebenta ko kasi kawawa naman ang mga taong makakabili niyan. Konsensiya na lang mga kapatid. At kung alam nyo namang talagang binabaha yan wag nang magsinungaling kasi sino ba niloloko ninyo...mga taong nagpapakahirap at nagngangarap magkaroon ng maayos na buhay at bahay. Ang galing nang research mo. Talagang dapat tulungan natin ang mga kababayan natin upang di maloko. Yung mga binabaha dyan sa Lancaster magkapitbisig tayo para ma-refund ninyo yung binayad ninyo.     1. Di lang binaha ang Lancaster nang nakaraang buwan. Binaha rin noong August 7, 2012 ng madaling araw. Ang issue ay di daw binabaha ang Lancaster sabi ni profriends at mga agent nito pero binabaha naman. Kaliit kasi ng drainage na nilagay. Mababa pa ang lugar kung nasaan ang Lancaster. Bahain General Trias kasi mababang lugar at malapit sa Prinza dam.

    Isa po ako sa maraming naloko ng developer na ito. Sa kasaaang palad nakatapos na kmi ng pagbayad ng equity last year pa ang up to now kami ay hndi pa din makatira sa aming bahay sa kadahilanang hindi pa din tapos. From manila, we moved here in cavite dahil umasa kaming makakapag move in kami this year. Sad to say nangungupahan pa din kami dito sa lancaster dahil ang mga anak ko ay naka enrol na sa st edward. Sa araw-araw na pakikipag usap ko sa mga parents sa school, napag alaman kong hindi lang pala ako ang may problema sa PROFRIENDS. Gusto kong bawiin ang amin naibayad dahil hanggang sa ngayon kahit lupa ng amin bahay ay hindi ko pa nasisilip. Isa pang nakakadismaya ay ang baha tsaka ang quality ng bahay. Sa ilang buwang pagtira ko na dito, halos araw-araw na lang puro daing at reklamo ang maririnig ko sa opisina nila. 3 weeks ago i made a letter addressed to profriends at sinasaad sa sulat na kailangan ma turn over sa amin ang bahay bago matapos ang taon. 1 year na silang delay pero ang sagot pa din sakin ay disapprove ang aking request sahindi malamang kadahilanan. Hindi ko alam kung pinaiikot at ginagawang tanga lang kami ng profriends na to. Perang pinaghirapan namin ay hindi namin malaman kung saan papunta. Walang linaw kung hanggabg kelan kami aasa na makakatira sa aming bahay. Diyos ko po kayo na ang bahala sa mga taong to!

I really wanted to get a house at Lancaster, I've been hearing this property for years now, and recently, for some reasons I don't know, I have this strong urge to get my family a new house (through financing, of course). I am bent on having a unit at Lancaster. It was a coincidence i found this blog while I was merely looking for the vicinity maps of sommerset, machester and kensington. I feel sorry for those who have invested their money to this project. Keep fighting until you force Profriends to do what they have to do, it's your hard-earned money anyway.     Isa po ako sa mga buyer ng Lancaster Manor B. Phase 7.
    Tapos na din ako magbayad ng downpayment at start na ng monthly amortization ko sa Metrobank.
    Ung bahay tapos na, nakapaginspect na din ako, ngunit may mga nakitang problema sa loob ng bahay.
    Ung Bintana, basag ung glass, ung pinto sa CR nde masara, uneven ung pagkakasemento. Ung taas puro yari sa kahoy,
    divider ng bahay puro kahoy lang, kala ko bato. Hanggang naun wala pang schedule ng 2nd inspection, 3 months na wala pa din.
    Gusto ko na sana magback out, is there a way to refund my monthly amorization (Metrobank) and downpayment (Profriends).
    Tapos mukang bahain pa, at mabagal ang aksyon ayon sa mga nababasa ko.

  47. Sayang late ko na nabasa itong tungkol dito sa Lancaster. Kakareserve lang namin ng Gabriel sa MS11 nung November 16, 2013. Naghahanap kasi kami ng bagong house na mas malaki at nagandahan nga kami sa Gabriel. Medyo may kamahalan kasi ng konti sa present subdivision na tinitirhan namin. Sayang din yung 10k ko pag nagback-out ako. Dito kami sa Dasmariñas nakatira. Yung mga broker dito sa subdivision namin ay may unit din dito kasi nagandahan talaga sila. May broker/agent kaya ng Profriends/Lancaster ang may unit sa Lancaster Estates? Kung talagang ok sa Lancaster, dapat kumuha sila.

    3. so glad that we learned from this stories.. we purchased a house in lot at ARAVISTA VILLAGE,which is under PICAR DEVELOPMENT INC. at sobrang layo ng hitsura ng construction ng houses there from the pics that you posted in lancaster. well in the first place buhos kasi ang sa ara. and youre free to visit inside the subdvision even without an engineer whatsoever. you can just walk-in the aravista village and be tour around by their staff kaya kitang kita mo yung construction ng houses. very transpanrent. at wifi pa ung boung subdvsion ng aravista kaya very worth it ang price.not to mention na si Arch. Palafox ang masterplanner neto kaya i have confidence na we wort be experiencing these kind of disasters

  52. For those who are still planning to buy from Profriends or Lancaster specificically, ask your agents/brokers for units near Antel Grand Village. According sa mga info na nabasa ko, Antel Grand Village was not flooded. Adjacent lang ang Lancaster sa Antel Grand and may malaking drainage system ang Antel which also benefits those near the property. Pwede itong iverify by visiting the site.

    Hindi rin nagkakalayo ang prices ng high end units ng Lancaster sa low end ng Antel Grand.

    1. I am sorry but even if our aim is to help our community and additionally to help our fellow countrymen to be properly informed about their purchase of property in Lancaster, we would not also allow misinformation.
      Antel grand lies on high-flood hazard just like most parts of Lancaster Estates. Better drainage system only helps on alleviation of flood but not its susceptibility for flooding. What is just worse in our condition in Lancaster Residences is that aside from being flood susceptible we also have a poor drainage system. This is aside from the absence of beams and columns that makes our houses prone to damage from lateral forces such as an earthquake and high flow of floodwater.

  53. Good thing we opted for KS22 which is adjacent to Antel Grand's Clubhouse. Either way they have to double the efforts in improving the drainage. I won't be surprise about the flooding since even here in some parts of our village, BF Resort and even in BF Paranaque which is a middle to upper class village also experience flooding. Climate change eh. The only solution is that we push PFI and the HOA to improve the drainage system of Lancaster.

    1. That's a misconception. Flooding is because of the area's topography. And the topography does not change in a million years. What changes is the climate due to external and environmental factors. An area tagged as flood prone due to topography would always be flooded whether there is climate change or not. But because of climate change, the flooding would be more frequent that what it was the past years.
      And by the way, KS22 have portions that are high flood hazard and moderate flood hazard.

Mga kapatid eto opinion lamang.. there is no such thing as flood free especially.. pag may super typhoon. even if you are in cavite, manila, or even makati. others would probably claim that their area is flood free but then again pag labas nila ng area.. malamang baha din. except siguro kung nasa bundok ka malamang walang baha doon- only landslides. Tulad na nga lang ng mga condos sa manila and makati, hindi nga binabaha sa unit kasi nasa taas ng building pero paglabas mo.. eh baha din. So whats the big deal? di pa ba tayo sanay sa Metro Manila or some of its neighboring provinces? Kailangan ba natin takutin mga gustong magkabahay? at mga meron ng bahay? or siraan ang developer for that matter?
    Then later on malalaman mo lang din na karamihan sa mga ito "concerned citizens" - not all ofcourse eh ahente lang din ng ibang developer na para mailipat ka lang sa kanilang development. Marami talaga nagagawa ang internet ngayon sa totoo lang.
    Maaring may pagkukulang din minsan ang isang developer. sinong developer ba dito ang wala? ang importante may ginagawang improvement. kamukha ng mga spill ways etc. In every development there is also room for improvement. Kung walang action eh di ask assistance sa hlurb.. ganun lang ka-simple.
    So to all the agents around please play fair or shall i say SELL FAIR.
    For the buyers naman who are not happy with the result of their purchase just compromise/ work it out with your developers in accordance to the law or agreement and if needed ask for hlurb's assistance. Lahat naman napag-uusapan at lahat ng problema may solution.(hlurb by the way is a government agency that regulates all real estate developments and one of its task is to make sure all agreements are met between the developer and the buyer)
    For those naman who are still looking around, make a check list of what you want for a house/property, in terms of location, size, type, budget or even developer, before deciding. Walang masama mag check, research or magtanong but then make sure you are asking lang the right people. Now if your check list satisfies you greatly then that property or development could be the one for you. So, trip yourself first before magpa-tripping sa ahente or in some cases kung sisipagin, umattend kayo ng agent seminar para one stop shop ng information na kailangan ninyo, coz di naman masama maging ahente ng sariling bahay o property. Tutal libre lang naman po yun. Magkaka-commission ka pa eh dagdag pa yan sa discount mo. Most marketing agencies of developers allows it naman. Check mo rin. Good luck! Peace to all!

  60. I have a good news, di ko alam kung para sa akin lang ito. Na-approve ang full refund ng aking mga binayad sa Profriends, except yung sa reservations. It was requested on the first week ng December 2013 then, nag-advise sila first week na ng January 2014. Almost one month bago nila pag-isipan. Ang dahilan ng pagbackout at refund ko, Ang tagal ng turnover at loan take out sa bank. Puro sila alterations. Nagsubmit ako ng formal letter request na sinasaad ko ang sama ng loob ko at mga posible kong gawin kung hinde nila irerefund ang binayad ko. Good thing at sa awa ng Diyos, dahil sinamahan ko ng dasal, na-approved naman ang full refund. Naging lesson sa akin itong PROFRIENDS. Itatatak ko sa isipan ko na kahit kelan, hinde ako makikipagtransact sa Bogus na developer na ito na puro pangako na laging napapako. Sila mismo ang SISIRA sa pangarap nyong magkabahay...Sana yung mga ahente, maging tapat sa kanilang kliyente kapag nagbebenta. Hinde sapat yung kumita lang, may responsibilidad kang alagaan ang kapakanan ng iyong kliyente. Balita ko po, marami na ring mga ahente ang bumitaw sa pagbebenta nito. Ngunit meron pang ibang ahente na nais makapangloko at ilako ang mga bahay ng ProFriends na wala namang isang salita na ang tanging mahalaga lang sa kanila ay ang kumita. Npakaraming kaso ng reklamo ang developer na ito sa HLURB. So sad, saka ko lang nalaman ng maranasan ko ang mga problemang nababasa ko at nakikita ko sa ibang blogsite...Naway may isang BAKAL na kamay sana ang KUMASTIGO sa pamunuan nito sa dami ng naperwisyo.

Hi friend...Sa tagumpay mong maka refund, maaari mo bang mabigyan ng detalye and mga katulad namin na gusto nang mag back out...nakaka 18 months na kami nagbabayad at dahil sa mga facts na nailarawan at pinagdiskusyunan sa blog na ito at sa actual visit namin sa site, gusto na talaga namin mag refund...hard earned money ang binabayad namin pero nakakalungkot ang mga pangyayari sa minithi mong future house pero hindi pala maayos ang lugar na iyon....

  63. Just went there today for a site visit. It was very short. And they didn't allow us to get out of the service car for a quick look and quick chat with the residence. With that kind of gesture i wonder why they are not allowing us? Cguro my tinatago. Then i decided to do some research and i found this. Because of this mkikipagaway c misis bukas and we will request n magsitevisit ulet pero payagan nila kming lumabas ng sasakyan. If not, refund, if payagan will ask the residence there kung binabaha tlga, if bnabha tlga then refund ulet. It's better to ask first the people who live there. Though i thank this blog for bringing this up.

  67. This is the old style unit of Lancaster phase 1-7 affected by floods. As of now the Lancaster is well-developed they have lots of phases 10 -21 above. Just visit the new houses of Lancaster much high area no flood and wide drainage. Ask the residence if they got flood. Don't be negative of what you see. Much better try to look around some phases of Lancaster and ask the residence. Discover it by yourself. Thank you

    1. Actually as per topography... the "new-style" phases you talk about is of higher risk than that of this what you call "old-style". Navarro General Trias is a catch basin of Imus and upper General Trias. You can see from the illustration from nababaha.com that most of Lancaster Residences (old-style) is at orange (moderate) and yellow (low) flood hazard area but we still had flooding due to substandard drainage systems.

      As for those in Navarro, General Trias (which you try to convey as F.Manalo General Trias because Navarro is know to be a flood hazard area) is mostly orange (moderate) and red (high) flood hazard area which eventually have worse flooding conditions than LR. Add to it that most houses are single-attached. With the absence of beams and columns, single attached houses are more susceptible to damage from lateral forces than those that are built side by side (town houses). That makes Somerset, Kensington and Manchester worse than the old-style Lancaster Residences. If we at LR are already complaining, what more would it be for those in Navarro? Your state is worse than baseless and flawed. Deception would be the best to describe it.

After niyong makita lahat, then pwede na kayong magcomment dito. Sa huli magsisisi kayo at babalik din kayo kaso yun lang masmahal na. Magisip muna kayo, pictures don't say everything.

    Yung mga nakapagrefund na super saya, di niyo alam na kayo ang talo kasi hanggang ngayon, umuupa pa rin kayo at walang pupuntahan ang pera niyo. Sa huli malalaman niyo na nagkamali kayo. Sayang ang chance niyong magkaroon ng sariling bahay at lupa na nasa magandang location at napakaaffordable na presyo. tsk tsk...

I dont think na kaya ng capital nyo na icover ang cost ng construction ng hinde kayo naniningil muna sa client ng mahabang panahon. And I dont think may investors at creditors na susugal sa inyo sa taas ng risk ng portfolio nyo...Puno ng kasinungalingan ang ProFriends...Ilan na ba ang sales agent nyo ang umalis sa konsumisyon sa katatawag ng mga kliyente para magfollow up ng turn-over at loan take out ng bangko? ilan na ba ang sinabihan nyo na nadenied ng bank ang housing loan application na ang totoo ay wala naman palang pinapasang application ng mga client? sa makatuwid, ilan na ba ang naloko ng PFI?

    I feel sorry for those unsatisfied investors at LANCASTER PROFRIENDS. you have the option to file, we have batas naman covering those bogus operations regarding real estate.

    The location is maganda pero aanhin mo yun kung hindi ka safe, i mean bitak bitak ang pader, bahain kasi mababa ang lupa na pwede namang idevelop (kaya nga may developer na binabayaran) at ang amenities ay sa HOA pa manggagaling na dapat eh part na yun sa premium na binabayaran monthly. Ang ishoshoulder lang ng HOA is yung maintenance ng amenities.

    Like oh my gash. buti hindi talaga ako natuloy kumuha dito. at buti dinecline ako na maging employee nila sa Profriends, Inc. Chararat naman pala tong lugar at company na to.

  75. i am so disappointed sa mga nabasa ko. April 2012 pa kme nakakuha ng house Alexandra. Full downpayment natapos na namin last July 2013 pa pero up to now wala pa din maayos na sagot. Puro nagaantay ng approval sa bank lng, all necessary documents were submitted to them pero walang nangyayari. Can someone help me po pano makakuha ng full refund? nakakapanghina ang profriends. nde nmin pinulot ang pera na pinangbayad jan pinaghirapan nmin yan dito sa ibang bansa!

  82. Hello everyone, its my first time to see this blog and I was very shocked. I was not expecting that there were issues like this in the community where I am living. But I am wondering why I have not experienced those issues you have. I've been living in Lancaster Estates for about 2 years already. From the very start I am so glad and satisfied with the service that they have with me. Especially with my agent that is very accommodating and thoughtful from the very beginning until now. That is why I am proud with the community where I have brought my family. But on my opinion, maybe this issues should be not generalized since there are people like me who haven't experienced those things. But I don't have anything against you and the Lancaster. But to end this, I am thankful that there is a community like Lancaster New City. Such a great community!

Honestly binaha po yung mga old Camella houses knee deep pero yung Lessandra ay HINDI po binahas dahil mas mataas ng isang palapag ng bahay ang lupa doon compared sa neighboring subdivisions kaya maraming inis.   88. Ok, ive read a lot. To start with, i am a young pro, (23 yo) planning to invest on something. And this a house. Nkapag pa reserve na ako, CHESSA house located on Glenbrook phase 1 (GEN TRI area).

    A lot of bad comments but 1 thing ive noticed. All of the bad posts, kesyo binabaha daw, came from persons of 2nd or 3rd opinion. Also from the picture and videos posted above. <-- which i think is not that reliable for almost everywhere nag babaha talga and the question is if lagi bang binabaha.

    If your eager to do ur research and read other posts, almost all of the people who has been living in lancater claims OK naman, at hindi binabaha. Also ive watched 1 video sa youtube stating na hindi nga daw binaha sa area nila. This is good for me. yung lumipad na bubong is true but what is 1 or 3 houses compared to hundreds?

    So my dismay to this developer whould be the delay of turn-over and the quality of the houses. That is acceptable to me at least since ndi ako nag mamadali mag move in, also the leaks and other issues are na eexperience naman even if building your own house. But mostly un flood-issues.

    Im not pro PRO-friends, but i think these comments are over. If you do your research, ask for first hand occupants in or near your area. Thats what i did. And im ok from the comments.

    BTW my area is near the CREEK of GENTRI (gen tri dam i guess) and this poses critical danger in terms of flooding by any case, pero im still pushing thru since ok naman daw based sa napag tanungan ko from the karatig villages and subdivisions near my area. pero if anyone near gentri medicare hospital claims na binabaha doon please let me know.     1. nababaha.com is a good source for flood maps but not that accurate since were basing from the simulation of a software, and also it was based from the ONDOY typhoon. If everyday ondoy sa pinas then back out na tau dahil pulang pula un. Just an insight.

    2. If software simulation is based on scientific environmental data made by reputable agencies such as NASA, UP, DOST, Ateneo, etc is inaccurate to you. How inaccurate would it be more if you consider word of mouth as your source? :)

  90. Halos lahat naman ng mga subdivisions siguro nung panahon ng habagat ay binaha. Ngunit, sa aking palagay, mas maganda kung bibili tayo sa subdivisions na alam natin na hindi madalas bahain. Ilan lang dito ay yung mga bahay na gawa ng Camella homes.

I just happened to Google "Lancaster Cavite" today because I wanted to know more about the area, and I found this. My heart is so broken right now, but I thank you for it nonetheless.       Walang polusyon dun kaya hindi magkakalungcancre khit tumor hindi sila magkakaron.. may mga problema like turn over, House structure and loan approval at Mis rep. ng mga walang kwentang agents yan ang totoong problema yun ang pinpunta nila sa HLURB... hindi luncancer bobo

      OO, bobo tutuloy mo kung nasa M.A stage ka na kasi kahit sa batas wala kang laban, sabi sa batas 50% lang pwede mo irefund kung naka pag 2 years M.A ka na, kung hindi nganga

  93. nakakatawa lancaster lang pala binaha nung habagat?? di ba halos buong cavite kasi nasira ang MALABON dam? siguro before kayo mag judge isip sisp din dami reklamo kuha kayo na tig 10 m na bahay un siguro magreklamo kayo ng todo todo. parang bibili ng celphone na CD R KING tapos ang expect nyo iphone 6 ang ibibigay sa inyo.

    1. sa pagkagawa..5% lang ang me depekto how about ung kahit na say 80% na ok ang pagkagawa.
    2. sa mga reklamo..5% lang ang mga maiingay na yan sa more than 20k houses sa lancaster. icipin nyo ang mga 80% na satisfied sa house nila
    3.sa location kamo binabaha.. safe siguro to say pangkarinwang bagyo d binabaha but extreme rains tsk
